Ten years ago, few people had heard of Mersin. The first Russian tourists who got there (it's 350 km along the coastal highway to Alanya) bought real estate on the principle of “let it be”. Besides, it was cheap: a decent apartment in Mersin cost from $20,000.
There was no point in coming for a week's vacation: more trouble than pleasure. The Mediterranean Sea is indeed right outside the windows, but the quality of the tourist infrastructure was not the same as at the familiar Turkish resorts…
However, for those who wanted to live not in the capital of Turkey, but not in the provinces either, Mersin was almost ideal. The city still attracts foreigners who want to move to Turkey for permanent residence.

Nuclear Power Plant Construction
A wider audience heard about Mersin thanks to the construction of the first Turkish nuclear power plant, Akkuyu, nearby.
Specialists, including foreigners, many with their families, came here. Aeroflot launched direct flights from Moscow to Adana. For many, it was a revelation that “there is also a sea here”!
And since there are few hotels in this non-tourist city, the demand for housing began to grow rapidly.

Construction boom
Developers rolled up their sleeves, their activity coincided with the general rise in prices in Turkey.
In 2022-2023, the cost of housing in Mersin almost doubled, in the middle of last year, realtors assured that “you can no longer find an apartment in Mersin cheaper than $50 thousand.”

The main event of the region in 2024 – after repeated postponements, 40 km from Mersin, Chukurova Airport began operating. All international flights from Adana have been transferred there. However, their geography is still small, and the majority of those flying here are still Russians.
In this sense, the name “second Alanya” begins to justify itself: among Europeans, there are most Russians here.

If we talk about real estate in 2024, the market of Mersin, like the whole of Turkey, is not so lively. Prices have fallen: you can find options from €35 thousand at the final stage of construction.
Thus, the city offers inexpensive, even cheap by today's standards, housing, which makes it interesting.

Mersin is a large Mediterranean region, where more than 2 million people live. Most of them are Turks, there are still few foreigners here.
The province has 13 districts, four of which – Akdeniz, Mezitli, Toroslar, Yenişehir – are part of the city proper.
Mersin is called a two-million village – this may seem offensive, although there is nothing derogatory about it.
Infrastructure
Mersin has an 18-kilometer embankment – by the way, it is very beautiful. There are high-rise buildings, many educational institutions, a good university, the center of “stylish life” Mersin Marina, shopping centers …

On the other hand, among the multi-story buildings in many neighborhoods you will find only grocery stores and rare pharmacies. Chickens and other domestic animals roam between the houses.
Even in the old city – there are such neighborhoods here – by seven or eight in the evening everything closes, life comes to a standstill. The picture is completed by the fact that many streets do not even have lighting.
Beaches
Mersin can also be called an industrial metropolis: there is a large port here.
There are no beaches in the city center, and those that need to be reached are not adapted for the “mass tourist”. Rows of sun loungers with umbrellas are also more the exception than the rule.
Attractions
There are only a couple of little-known museums in Mersin. For “antiquities” and “interesting things” you need to go outside the city by private car or excursion buses.
And one more characteristic figure. On hotel booking sites for “non-tourist” dates in December, almost 200 hotels are available in Alanya with a population of 300 thousand, and about 30 in Mersin with a population of two million.
In short, it is clear: tourists are not the main thing here.

New buildings
The city is really developing. More and more beautiful residential complexes with decent infrastructure are appearing here. Many are just “5* hotels without leaving home”, there are even water parks.
At the same time, Mersin, despite its size, is “informationally compact”. It is not difficult to check the reputation of the developer – there are not many of them here.

The most important argument: in Mersin, unlike Alanya and Antalya, the most desirable areas are open for obtaining a residence permit.
Such as, for example, the very developed and convenient Yenişehir, where you can also resolve the issue with rent, because it is a university district.

Mersin's peculiarity is that in one district there can be both closed and open locations for residence permits – streets. These are the districts of Mezitli (several blocks are closed), Erdemli (only one block is closed), Silifke.
